I saw a comment on Twitter best describing how most niche site publishers are feeling right now:

Hopefully, at least one of these updates will roll back the terrible results that came to the top in the September update.

🔍 Site Spotlight

This week we have a website in the spirituality niche. The site is Angelic Balance, and it’s on sale over at Motion Invest if you want to take a closer look.

At a glance:

• Niche: Spirituality/Astrology

• Traffic: 314,938 visitors per month

• DR: 30

• Monthly income: $5,438/month

• Asking price: $168,000

• Multiple: 31

But is it worth the money?

Let’s dive in.

✅ The site was hit and lost 50% of traffic in 2022 but was surprisingly stable in the last few updates.

Considering we apparently have a new Google update every other week now, this is by itself worth noting.

Especially comparing it to other sites selling on Motion Invest, which were all hit by a Google update recently. The valuation is based on the new traffic normal, so everything looks good there.

✅ Content is diversified across pages.

Not a single page makes up more than 6% of total traffic.

They get, on average, around 286 visitors per post per month, which is decent for a site focused on long tail keywords.

❌ Intros are too long and fluffy.

I opened several of their top articles, and in every single one, it took them forever to get to the point.

Every single intro is long, fluffy, and doesn’t answer the reader’s question until the first H2.

One of the first things I would do if I owned this site is to rewrite the intros so they immediately answer the reader’s question. Definitely add a featured box/quick takeaways section right at the top to make it stand out.

❌ RPM is too low.

Their RPM is ~$17, which is a bit too low.

This is probably because only 37% of their audience is from the US, which is by far the most valuable audience for display ads.

The new owner would have to target keywords with a bigger percentage of the US audience and increase their RPM that way.

🔥 Info products + Email list = biggest opportunity for this site.

This is the main reason I would buy this site:

Spirituality is a niche perfect for info products, courses, and reports.

The way you would 10x the revenue of this site is to start collecting emails right away. Personalize the sequences based on the category of the articles the reader is on.

Then, when they are on your list, start promoting courses, eBooks, services, etc. as an affiliate. See what offers work well with your audience, then create similar offers and own the entire funnel.

This is how you take this site from $5k/month to $50k/month and beyond.
